This in turn enables our team to find you places matching your requirements. We will also ask about your circumstances and provide you with a free appraisal if you need to sell your property as part of your move. We take on new property daily and will send email matches to you as soon as they are available.
Choice of Property
We have a great selection of property spread across the city, and we aim to show you as many properties as possible. We market all types of property ranging from Studios to Detached property.. We also post new instructions through social media, and following us is good choice.
Viewing
Our staff arrive in sign-written cars and will answer questions whilst showing you around. We will also make recommendations should you want to look at other properties if what you view isn’t suitable. We aim to show you as many properties as possible.
Offer
When you are ready to make an offer for a property, we will ask for proof of your funds, this backs up your offer. You will need to meet Anti Money Laundering Regulations before your offer is finalised and need your ID to do this. Once your offer is accepted, we will exchange a memorandum of sale between your Solicitor and the vendor's Solicitor.
Conveyancing
We can recommend Conveyancers to act for you, though we are happy to work with someone you choose. Your conveyancer will carry out searches against the property and will raise enquiries where needed, whilst also protecting your financial interest.
Mortgage
We work with independent financial advisors who will search panels of lenders to find the best deal for you. If you already have an agreement in principle (AIP), you will need to advance to the next stage of instructing a survey, moving your mortgage application along.
Survey
Most lenders will arrange a survey for you, though these can often be basic. We advise that you pay for a separate survey which will provide a more in-depth of the property. This is normally done within 7-days of your offer being accepted.
Exchange
Once your conveyancer has satisfied the enquiries, they will agree upon a date is to exchange the contracts between the parties. It is usual practice for you to pay your funds at this stage. Your solicitor will then request the additional funds from the lender. It is quite normal for the sale to complete immediately following this., resulting in you being the owner of your new home.
